2. Why can a CLASS Leasing Specialist lease faster than my staff?

Each CLASS Leasing Specialist has had the best training in the business and they know how to close the deal on your property. We find that managers and leasing agents on site wear many hats during the day as they handle maintenance requests, collect rent, complete paperwork and work on resident retention. As a result, leasing often falls by the wayside. Our Leasing Specialists focus 100% on leasing, seven days a week.

After every assignment, our Leasing Specialists are able to take a two week vacation to energize and prepare for the next assignment. Thus, our Leasing Specialists come to you positive and enthusiastic – ready to hit the ground running!

3. What type of training does a CLASS Leasing Specialist have?

Each CLASS Leasing Specialist goes through a rigorous five step hiring process. We look for individuals with a sales aptitude and an outgoing personality. We specifically focus on a Dale Carnegie sales approach as our research and experience show this program is most effective in the apartment industry.

Once hired, CLASS Leasing Specialists spend two weeks at our training facility in Atlanta learning the CLASS leasing techniques. A final step includes extensive monitored leasing at one of our many training properties in Atlanta. Continuous training is important in maintaining our edge in the industry. Our Leasing Specialists attend periodic workshops and seminars to strengthen their sales aptitude throughout their careers with CLASS.

5. How is Marketing Handled?

It is prudent to keep your current marketing in place at the property. Your company and CLASS will partner to create a basic, effective marketing plan to augment your existing program. While our company’s focus is on leasing, we do have an arsenal of marketing ideas that we can bring to the table to help increase traffic on the property. These ideas can be implemented quickly and within the property’s budget.

6. Do you offer training for my staff?

Our Leasing Specialists are a wealth of information and we find that most staff members learn from watching and working with our Leasing Specialists daily. For a more intensive training approach, our sister company, The Leasing Workshop, provides in-house training workshops to fit your property’s needs.

7. How soon can CLASS lease up my property?

Historically we lease properties TWO TO THREE TIMES FASTER than the current rate at which your staff leases, depending on the amount of vacancies and traffic. We can cut your lease-up time in half!

8. What will my staff do when the CLASS Leasing Specialist is onsite?

During the Start-Up Meeting, we will discuss several options with your staff. Having CLASS on site gives you the perfect opportunity to redirect some of their efforts into other areas. You can have your team focus on resident retention, maintenance, training, etc. while we concentrate on leasing.

9. How is Multiple Traffic Handled?

This question is one of the most frequently asked questions. In accordance with our contract, the CLASS Leasing Specialist is responsible for taking all phone calls and all walk in traffic related to leasing. If a call or walk in occurs which is management related or vendor related, the CLASS Leasing Specialist will immediately pass it on to an on site staff member.

Our Leasing Specialists are specifically trained to handle multiple traffic situations. However, there are properties where the traffic flow is so heavy that we may need to employ a multi-tiered approach to ensure that the prospect is handled effectively and with professionalism. We review this approach during the StartUp meeting and give your staff several professional stall techniques to move the prospect along in the selling process.

10. Who approves applications?

You have 100% control over the approval process. During our Start-Up meeting, we familiarize ourselves with your specific approval guidelines and qualifying criteria. We work diligently to provide you with applications that we believe meet your rental criteria. This process allows you to make the final decision on each potential lease. In addition, your staff will begin to build the relationship with your new resident.
